How MCR researches an auction property

Start with the right property and sale

We match the court or organizer, advertised date, case reference, address and unit. Parcel identifiers help connect the case to public property records. Conflicting identifiers are treated as a question to resolve, rather than silently merged.

Keep the evidence attached to the finding

Official court records and filed sale notices establish the case context. Available recorded instruments, property records and comparable transactions inform the property review. Findings retain source dates so an older document is not presented as a current balance or a guarantee of current sale status.

Separate facts, estimates and unknowns

A mortgage face amount, a judgment amount and a current payoff are different figures. We do not add overlapping debts together as if they were separate buyer costs. Comparable sales support a stated estimate; they do not promise your resale proceeds.

Missing access, contradictory areas, uncertain possession and unavailable records remain explicit. The report identifies what still needs checking.

Review before delivery

Reports use a consistent property structure and plain-English labelled findings. The editable report is checked for sources, figures, status, images and readability. Matias reviews the exact HTML before the final customer PDF is produced, and the exported pages are checked for layout problems.

Where professional work fits

PRS and FAR are screening research. A professional title search, legal opinion, inspection or contractor estimate is separate work. Due diligence scope and professional involvement are agreed after an investor meeting.
