A research report and a title search answer different questions

PRS and FAR organize the available property and auction evidence. They identify known issues and unresolved checks. A professional title search examines recorded ownership and interests within its stated scope. A real estate attorney interprets how the foreclosure and sale documents affect those interests.

Finding a mortgage in public records does not establish the balance due or whether it survives the sale. Missing records do not establish clear title. A research report does not replace a title search, legal opinion or title insurance.

What full due diligence adds

Bring your strategy, budget, financing and target timeline to the meeting. The agreed work can investigate title/legal issues, possession, lawful use, property condition, renovation and market evidence. External professional findings remain attributed to those professionals. Access or document gaps stay visible.

Ordering and delivery

PRS needs the auction, advertised date, property address and court index number. A sale reference is accepted only when no court index exists. FAR needs the auction and session or notice that identifies the agreed roster.

Buy PRS or FAR online. Estimated delivery is two hours for PRS and six hours for FAR after confirmed order and payment. These are estimates; ask before payment if a particular deadline is essential. We give a full refund if we cannot fulfil the order. Due diligence starts with a meeting and agreed scope, with typical delivery in 5–10 business days.
