- Match the parcel and parties, examine subsequent recorded instruments, and obtain the appropriate current title and legal review.
Why the distinction matters
Treating every recorded amount as a separate surviving debt can misstate a deal. Treating an incomplete search as proof of clear title can also misstate it. A useful research report makes the finding and its limits visible.
