Use a Property Report Summary when you have a specific NYC auction property in mind and want a clear first review. It brings property identity, dated sale-status findings, comparable-sale evidence, available foreclosure debt, potential buyer costs and priority checks into one PDF.
What your report contains
Your property cover is followed by three core research pages, limitations and supporting evidence. Three core pages is not a three-page total report. Available facts, estimates and unknowns are separated so you can see which questions still need work.
How to order
Select the court or organizer, advertised date, property address and court index number. A lot or sale reference is accepted only where no court index exists. You review the details, pay $25 and we create the report for your request. No meeting or account is required.
Timing and limits
Estimated delivery is two hours after confirmed order and payment. This is an estimate, including for overnight and weekend orders; an urgent auction deadline should be checked with Matias before ordering. Delays are flagged promptly, and an order we cannot fulfil receives a full refund.
This screening report does not include a professional title search, establish complete lien clearance or recommend a maximum bid. For deeper investigation, discuss property due diligence.
